What To Do When My Water Heater Is Leaking: 6 Steps To Get You Started.

  1. Determine The Source: Be sure that the water heater is the actual leaking first. In many cases, it will be around other utility units or plumbing lines. So be sure to narrow down the cause of loss.


  2. Shut Off The Gas Or Electricity: Once you have determined the heater is in fact leaking. Go ahead and shut the breaker off to the heater first, (please note that this is important). If you have a gas heater, there will be a switch or dial that will be on the top of the tank. Switch or turn off the gas. For additional help doing this, click HERE.


  3. Turn Off The Water Supply: Locate the water shut-off valve connected to your water heater. Turn the valve clockwise or pull the handle down to stop the water flow to the heater. This will prevent further damage.


  4. Call a Plumber: You will need a plumber to come out and address any issues and provide you with a solution to getting the water heater working again. I will say, if you have a home warranty company, they may be able to cover the cost of the repairs with a small deductible. If this leak has caused damage to materials in the home and insurance gets involved, please get a plumbers report. Your insurance won't cover the cost of repairs, but will potentially cover all the cost associated with the damaged materials that will need to be mitigated.


  5. Do I need a water mitigation company?: If you in fact have water that has migrated into one or more materials, then yes, you will need to get in contact with a water mitigation company. Most inspections are free and will provide in depth details to the extent of the damages and if any concerns are present.

  6. Is This Covered Under My insurance?: In most cases, the answer will be yes. However, you will need to read through your policy or speak with your agent to know for sure. As long as it's a sudden problem and was acted on quickly, you’re most likely in the clear.
